Before embarking on your project, we want to ensure that the time and money you commit is going to add value to your home. We understand that your home is a significant investment and, like any other, you want to see a good return.
As a collaborative design-build team we solve problems together. This means we work through the architectural and financial challenges presented to us and, working within those constraints, we can design a project that you love which is also perfect for your needs and within your budget.
From start to finish we are equipped to take ownership of your project. However, if you already have plans in place and require our expertise solely for the construction phase, we can accommodate this too. To help you understand what services we offer and how they align with each stage of the design-build process we have set them out below with, what we think, is some very helpful information!

Our design process

We visit you at the site of your proposed project.
This is a complementary service and we set aside approximately 1 hour for this meeting.
At this meeting we will discuss matters such as your requirements, budget, possible constraints on the development and timelines.
We are then able to provide you with a quote which sets out the stages of the project and approximate cost to expect at each stage.

Following the Initial Consultation and acceptance of our quotation, we produce an Initial Concept Study.
This preliminary document includes design sketches and layouts to help you visualise your project which will then be developed upon in the later design stages. We also provide a preliminary budget for all works up to the point of completion.
We anticipate that the information we need to produce the Initial Concept Study will have been obtained during our consultation with you. However, a further survey of the site may be required to evaluate the functional and operational criteria of the project and to review the architectural and building proposals.
This stage is a time spent service. An approximate number of hours and the rate to be charged per hour will have been indicated to you within the quote provided at the Initial Consultation stage. Any amendments to the Initial Concept Study will also be charged on a time spent basis.
Once you are satisfied with the Initial Concept Study we move on to the next design phase.

The Detailed Concept Study is the second stage of the design process.
We produce scaled layout drawings, sample boards with proposed material finishes, perspective renderings and updated budget proposals.
Your involvement is very important at this stage. We can draw from any inspirational boards or images you have saved in the lead up to embarking on your project as we work towards your desired final look.
Our fee for this stage will have been agreed at end of the Initial Concept Study.

Now we transition from concept design to construction design; the third and final design phase.
During this stage we prepare the designs in a format that our build team can use to construct the project. Detailed measured drawings, specialist construction details and schedules are prepared and reviewed collaboratively by the design and build teams.
Budget proposals are further updated and we produce project costings, financial forecasts, project programme documentation and the building contract.
Our fee for this stage will have been agreed at end of the Detailed Concept Study stage.
Subject to your agreement and signing of the Building Contract, we can proceed to the construction stage.
Our build process

We identify and protect existing features of the property that are being retained and health and safety measures are implemented. The site is prepared and work can commence!
Regular site visits are scheduled to approve progress in accordance with building contract.
At each stage of the build programme, in accordance with the financial forecast, we will issue our invoice for for works carried out and liaise with planning and building control to obtain statutory sign off.
At the end of the project we issue ‘As-Built’ plans and maintenance documentation for future reference.
